Most Leaks Start in the Same Places
The middle of a flat roof rarely fails first. Leaks almost always start where the roof is interrupted: seams, wall flashings, pipe boots, HVAC curbs, skylights, drains, and edge metal. Missouri weather is hard on all of them. Summer heat and winter freeze-thaw cycles make roofing materials expand and contract, and heavy spring storms test every weak spot at once.
That's why our repairs start with finding the source. We walk the roof, probe the seams, inspect every flashing and penetration, and trace water paths from inside when we need to.
Flat Roof Problems We Fix
- Open seams and laps on single-ply and modified bitumen roofs
- Failed wall and curb flashing that's pulled loose or cracked
- Leaking pipe boots, vents, and pitch pans
- Clogged or damaged drains and scuppers that cause ponding
- Punctures and tears from foot traffic, tools, or storm debris
- Blisters and splits on built-up and modified bitumen roofs
- Loose or damaged edge metal after high winds
- Leaks around skylights and roof hatches
Repairs Done the Right Way
A tube of caulk is not a roof repair. We use materials made for your roof system: heat-welded TPO patches, primed and taped EPDM seams, modified bitumen and mastic for asphalt roofs. Wet insulation around a leak gets cut out and replaced, because leaving it in place is how one leak turns into a rotting deck.
Ponding water? Standing water that sits for days is often a drainage problem, not a membrane problem. Clearing and resetting drains, adding crickets, or installing tapered insulation in low spots can stop recurring leaks for good.
Repair, Restore, or Replace?
After we inspect the roof, you'll get photos and a straight answer. If a repair will hold, that's what we'll recommend. If the roof has widespread problems but is dry underneath, a coating might be the better value. If it's wet throughout or near the end of its life, we'll explain replacement options. The choice is yours, and you'll have the information to make it.

Flat Roof Repair Questions
Why does my flat roof leak in a different spot than the stain?
Water on a flat roof can travel along the deck, insulation and joists before it drips through the ceiling. The stain you see may be several feet or more from where the water gets in, which is why we inspect the roof itself instead of just patching above the stain.
Is standing water on a flat roof a problem?
A little water that dries within a day or two after rain is normal. Water that stays longer adds weight, speeds up wear on the membrane, and finds any weak seam. Clogged drains, sagging decks, and missing tapered insulation are the usual causes.
Can you repair any type of flat roof?
We repair TPO, EPDM, modified bitumen, built-up (tar and gravel), and coated roofs, using materials compatible with each system so the repair bonds and lasts.
How do I know if I need a repair or a new roof?
If leaks are limited to a few areas and the insulation is mostly dry, repair or restoration is usually the better value. If the roof is wet throughout or leaking in many places, replacement is often smarter. We'll show you photos and core samples so you can see it for yourself.
